Mold Testing and Inspection in Tallahassee, FL

A mold assessment turns a guess into information: where moisture is, whether there is hidden growth, and what a sensible next step looks like. This page explains when testing is worth it in a Tallahassee home, when it is not, what the process involves and how to read the result. We are a referral service, not an assessor or a remediation company, and we do not hold a Florida mold license. Last updated October 2026.

What a mold assessment is

An assessment is an inspection by a licensed mold assessor. It usually combines a visual walkthrough, moisture readings and, where it makes sense, air or surface samples sent to a lab. The result is a written report describing what was found and recommending a scope of work. Because an assessor does not do the cleanup, the report is meant to be an independent description of the problem.

When testing is worth it

When it may not be needed

The EPA says routine sampling is generally not recommended when mold is already visible, and that no federal limits exist for mold levels. If you can see mold on a surface and the cause is clear, the useful question is how to remove it and fix the moisture, not how much of it there is. See mold removal in Tallahassee.

What the process involves

  1. Interview. The assessor asks about odors, past leaks, storms, health symptoms and any earlier repairs.
  2. Visual inspection. Ceilings, walls, windows, crawl space, attic and the air-conditioning system are checked for staining, damage and growth.
  3. Moisture readings. Meters, and sometimes thermal imaging, help find damp materials you cannot see.
  4. Sampling, if warranted. Air or surface samples go to a laboratory, and results are often compared with outdoor air.
  5. Written report. Findings, locations and a recommended scope of work.

Reading the report

Look for the locations affected, the moisture readings, the suspected cause and the recommended steps. You can use the scope to collect quotes from remediation companies. Because the assessor and remediator are normally different companies, you can compare bids against the same document.

Florida's rules

Florida licenses mold assessors and mold remediators separately, and the same company generally cannot assess and remediate the same property within 12 months. Verify any license at MyFloridaLicense.com, and see our guide to Florida mold rules for Tallahassee homeowners and renters. If you rent near FSU, FAMU or TCC, report the problem to your landlord in writing and keep copies.

Common questions

What affects the cost of testing?

The size of the home, how many areas need sampling, the number of lab samples and how hard the spaces are to reach. We do not set prices; each independent company quotes after hearing about the job.

Can I test for mold myself?

Store-bought kits are easy to find, but the EPA notes that no federal mold limits exist, so results are hard to interpret. A licensed assessor can put readings in context and tie them to a cause.

Do I test before or after removal?

Often before, to define the scope, and sometimes after, to check the cleanup. For the work itself, see mold removal, and if water was the cause, water damage and mold.
